Colorado has amazing sunsets! Unbelievable, unforgettable, photograph worthy. Every. Single. Time. If you find a home that has a nice mountain view, jump on it! It will definitely make a difference now in your evening routine, but it will certainly add to the "WOW" factor when you go to sell.
Tip #2
Here's a big surprise? It snows in Colorado! Not really a surprise, but if you're not into shoveling snow, consider a driveway that faces south instead of north. The sun hits the southern driveways more than those on the north and the snow will melt on its own much quicker for you and your future buyer.

Pick the right lot! The corner lots and the cul-de-sac lots, will typically more space associated with them. This is especially valuable in the Boulder County area because a lot of young families live here and a lot of people have dogs. People love those spaces to go play fetch, to play catch, and the added safety from cars passing by.
